Key Civil Milestone and Design Enhancements

The Fuqua Tiny Home Community has reached an important stage in its development. The civil engineering team has completed the site plan and submitted the platting package to the City for review. This progress marks a significant step toward moving the project into the next phase of design and permitting. Alongside this milestone, the project team has identified an opportunity to increase the number of homes on the site, improving the community’s potential value and appeal.

Civil Engineering Milestone Reached


The completion of the civil site plan and submission of the platting package are key achievements for the Fuqua Tiny Home Community. These documents outline the layout of roads, utilities, drainage, and home sites within the 5-acre property. The City’s review process ensures that the plan meets all local regulations and standards for safety, environmental impact, and infrastructure.


Once the City approves the platting package, the project will be ready to advance to detailed design and permitting stages. This progress brings the community closer to construction and eventual occupancy.


Increasing the Number of Homes from 84 to 89


The original plan called for 84 homes on the 5-acre site. After ongoing discussions with the civil engineering team and City officials, the project team has found a credible way to add 5 more homes without expanding the land area or changing major infrastructure.


Adding these 5 homes offers several benefits:


  • More sellable units: Increasing the number of homes means more opportunities for buyers.

  • Higher total revenue potential: More homes translate to greater overall sales income.

Design Improvement: Water Feature Relocated for Better Privacy and Appeal


Another important update is the relocation of the detention and retention pond. Originally planned in the interior of the community, the pond has been moved to the outer edge of the site. This change brings several advantages:


  • Longer buffer zone: The pond now creates a natural barrier between the homes and the adjacent roadway, increasing privacy and security for residents.

  • Welcoming entrance: Buyers and visitors will be greeted by a scenic lake view at the community entrance, enhancing the first impression.

  • Stronger curb appeal: The pond’s new location improves the community’s appearance from the public road, making it look more inviting and premium.
