Utility Milestone: WCR Letter Issued (Water & Wastewater Review Completed)

We’re excited to share a key infrastructure milestone: Houston Public Works has issued our WCR letter for ILMS Project No. 26041467, confirming the City’s review of our water and wastewater service reservations for the Fuqua Tiny Home Community.
We will upload the WCR letter and related supporting documents to the investor portal. (Some sensitive details—such as fee totals—will be redacted in the version posted publicly.)

What the WCR Letter Confirms
Per the City’s letter, our proposed development is 89 single-family residences, and the City has identified/confirmed key connection guidance:
Wastewater: Connection can be made to the 8-inch sanitary sewer in Fuqua Street, and due to density, the City recommends one (1) connection to the street with homes served via private lines on-site.
Water: Connection can be made to the 12-inch water main in Fuqua Street, and the City recommends a “master” meter with one (1) connection to the street, then distributing service to each home behind the master meter.
This is a meaningful step because it clears a major checkpoint for utility coordination and the next permitting package.
What Happens Next
Starting now, our engineering and architectural teams will continue coordinating the next submission steps based on the City’s guidance.
Important notes from the City’s process (high level):
Impact fees must be handled prior to building permit issuance, and the reservation can expire if not addressed within the required timeframe.
The City also notes a potential impact fee waiver pathway for qualifying homes sold to first-time purchasers below the City’s median price at time of permitting.
